LOCATION OF POSITION

This position is in the Facilities Operations & Maintenance, Annapolis Public Buildings & Grounds Division located at 29 St. Johns Street, Annapolis, Maryland.

Main Purpose of Job

The main purpose of this job is to plan, organize, direct, and oversee all maintenance, preventive maintenance, security, and building services for Annapolis Public Buildings & Grounds (APB&G). APB&G consists of 26 separate buildings predominately located in the historic district of Annapolis that include the Governor's Mansion, the State House, and the Senate and House of Delegates building among many others.

POSITION DUTIES

Duties for this position include but are not limited to:

- Responsible for oversight of Fiscal Year Budget requests and project justifications for Annapolis
Public Buildings and Grounds. This position has operating authority for purchasing, requisitions and contract
negotiation and renewals.

- Initiates, and oversees various maintenance, preventative maintenance, and building services
contracts. These contracts are used to service elevators, energy management systems, emergency generators, uninterruptible power supplies, fire alarms, fire extinguishing systems, snow removal, and janitorial and security services. This includes overseeing projects once they are appropriated.

- Supervises many employees in the maintenance trades: electrical, plumbing, carpentry, painting, steam fitting, locksmith, HVAC/refrigeration, stationary engineering, and work control. In addition, this position manages administrative staff, building services, grounds maintenance, and janitorial services. Also oversees the development and training of program staff.

- Directs and coordinates all activities related to the maintenance, security, and building functions
associated with the 26 buildings in the Annapolis Complex. Acts as a liaison with all tenants and outside agencies and personnel.

MINIMUM QUALIFICATIONS

Education: Possession of a bachelor's degree from an accredited college or university in Business, Management, Property/Real Estate Management, Construction Management, or a related field.

Experience: Five years of full-time experience, or its equivalent, in a responsible administrative capacity in the operation of a large public building, hospital, educational complex, industrial plant or large commercial structure, four years of which must include responsibility for fiscal planning, contract negotiations, office management and supervision of skilled trades personnel.

Notes: 1. Additional experience as noted above may be substituted for the required education on a year-for-year basis.

LIMITATIONS ON SELECTION

This position is limited to applicants willing to accept employment in Anne Arundel County, Maryland.
